DESCRIPTION OF WORK:
General Description: The Warren Apartment Phase 2 Fire-Life Safety project will be located on University of California, San Diego's (University) Main Campus at the Voigt Drive between Equality and Justice Lane.
The Brennan Hall building renovation is approximately 51,334 assignable square feet (ASF) and 80,801 overall gross square feet (OGSF). The Black Hall building renovation is approximately 50,403 ASF and 78,046 OGSF. The primary objectives for Warren Apartments PH 2 (Brennan and Black Halls) are to install a new, addressable fire alarm system in keeping with the University’s and Housing Dining and Hospitality (HDH) current infrastructure standards, as well as integrate a new fire sprinkler system. It is anticipated that there will be elevator modernizations and electrical impacts associated with this scope of work, in order to make these life safety systems fully functional. Exit path and egress lighting along with identification signage will be evaluated. Where associated with the primary fire alarm and fire sprinkler scope of work, accessibility improvements and barrier removal are intended to be included. Exterior railings, signage, common area upgrades, and associated site improvements corresponding to the overarching scope of work priorities will also be included.
The University has bid and awarded a CM at Risk Contract to SWINERTON (hereafter "CM/Contractor"). CM/Contractor is responsible for bidding and awarding all subsequent subcontractor packages, not including this package. The successful Subcontractor Bidder shall sign a Work Order to Master Subcontract Agreement directly with CM/Contractor, and shall be bound by all the terms of the contract between University and CM/Contractor. Refer to the contract between University and CM/Contractor, attached to the subcontract bidding documents and incorporated by this reference.
Bid Package 03.31 SITE CONCRETE (this contract): Bid Package consists of patching concrete pavement at utility trenches as shown on plans. See enclosed Scope of Work and Project Specific Conditions dated March 11, 2019 for a detailed description.
The estimated construction cost of this bid package is $127,305.
Bid Package 09.21 MASKING & PROTECTION, SELECTIVE DEMOLITION, ARCHITECTURAL WOODWORK (CABINETS), DOORS, FRAMES, & HARDWARE, GYPSUM BOARD, AND ACOUSTICAL CEILING TILE CEILINGS (this contract): Bid Package consists of Protecting Installed Construction, Existing Conditions Assessment, Selective Demolition, Wood, Plastic, & Composites, Penetrating Firestopping, Joint Sealant, Hollow Metal Doors & Frames, Access Doors and Frames, Door Hardware, Non-Structural Metal Framing, Acrylic Plastering, Gypsum Board, and Acoustical Tile Ceilings. The execution of scope in association with acoustical tile ceilings and doors, frames and hardware may be provided by a second tier subcontractor to the prequalified subcontractor, in order to meet the licensing requirements for those aspects of the Work. All second tier subs shall be listed on the subcontractors bid form at time of bid, and shall indicate the licenses held by those parties. See enclosed Scope of Work and Project Specific Conditions dated March 11, 2019 for a detailed description.

MANDATORY PRE-BID CONFERENCE:
A mandatory Pre-Bid Conference will be conducted on WEDNESDAY, APRIL 17, 2019, beginning promptly at 11:00 A.M. Only Subcontractor bidders who participate in both the Conference in its entirety will be allowed to bid on the Project.
